Will Chattanooga Survive a Housing Market Crash in 2025?

By Chris Roberts - August 03, 2025

Is a Housing Market Crash Coming to Chattanooga? Here's What the Data Says

With all the talk of housing slowdowns in cities like Austin, Dallas, and parts of Florida, many folks here in Chattanooga are asking the same question:

Are we next?

The short answer? No—and here’s why.

📊 Chattanooga's Market Is Holding Strong

Unlike pandemic boomtowns that saw explosive price growth and overbuilding, Chattanooga’s market has remained measured and balanced. Our current stats show:

  • Median home price: Around $336K–$348K, with modest annual growth of ~3.5%

  • Days on market: About 37 days—longer than 2022, but still healthy

  • Inventory: Roughly 1,800 active listings—stable, not flooded

And here’s the big one: Many local homeowners either own their homes outright or have significant equity. That’s a major buffer against panic selling or a foreclosure wave.

🏗️ How We Compare to Austin & Dallas

Texas cities like Austin and Dallas are seeing price drops and increased inventory due to pandemic-era overbuilding. In contrast, Chattanooga kept construction levels in check—our housing supply grew steadily, not explosively.

That’s why we’re not experiencing the same price softening.

🌴 Florida’s Cooldown Isn’t Happening Here

Florida’s housing market is also softening due to:

  • Slowed in-migration

  • Soaring insurance premiums

  • High condo maintenance costs

  • Climate-related buyer hesitation

Meanwhile, Chattanooga continues to attract steady relocation traffic, especially from Atlanta, California, and yes—Florida. And with fewer climate and insurance risks, buyers here aren’t facing the same burdens.

👵 The Boomer Effect: Cash Buyers Are Shaping the Market

A growing number of baby boomers are downsizing and paying cash for mid-priced homes. That’s keeping demand strong in the $250K–$400K range, even as larger homes above $600K may take a bit longer to sell.

🧠 So, Should You Be Worried?

A true crash would require:

  • A wave of foreclosures

  • Sudden job losses

  • Investor mass selloffs

  • Oversupply

None of those are happening here. Chattanooga’s economy is stable, inventory is balanced, and buyer demand—while more cautious—is still active.
