5 Must-Ask Questions for Choosing Your Chattanooga (or Cleveland) REALTOR®
Moving hundreds of miles for a new job—or a new pace of life—can be thrilling and nerve-racking. The right agent turns that anxiety into confidence. Below are five power questions (and the answers you want to hear) drawn from my own relocation journey, plus tips to secure a stress-free landing in Southeast Tennessee.
1️⃣ “What’s your experience helping buyers relocate from out of state?”
Relocation isn’t just home shopping—it’s synchronizing movers, transfer paperwork, and utility hookups from hundreds of miles away. Ask for specifics:
A seasoned agent should rattle off concrete examples, not generic assurances. When I moved here in 2016, my moving truck, rental search, and timeline all went sideways—that firsthand lesson reshaped how I now guide newcomers.
2️⃣ “How do you communicate—and how fast will you respond?”
Long-distance moves succeed only when agent and client stay in lock-step. Whether you’re a night-shift nurse or juggling West-Coast meetings, your agent must adapt: text, video, weekly recap emails—whatever keeps you in the loop.
Pro tip: A great agent will ask your preferred channel first and commit to an average response time (mine is under four hours)."
3️⃣ “Which neighborhoods match my lifestyle?”
You’re not just buying property; you’re choosing a community. Press for a bespoke answer, not a cookie-cutter list of ZIP codes. Love walkable streets and Saturday farmers’ markets? Downtown Cleveland’s Historic District shines. Need mountain views and room for two big dogs? Signal Mountain might be the ticket. A knowledgeable agent will pair lifestyle cues (commute, schools, fiber-optic internet) with precise neighborhoods and back it up with personal stories.
4️⃣ “How do you handle virtual tours, remote closings, and other logistics when I’m not there?”
If you can’t fly in for every showing, your agent becomes your eyes, ears, and sometimes your tape measure. Look for:
-
Live, high-def video tours that reveal the neighbor’s fence and the closet the listing photos skipped.
-
E-signature platforms and title partners fluent in wiring funds across state lines (so proceeds from your current sale land in Tennessee on time).
-
A documented step-by-step closing process—guesswork is a deal-killer.
I’ve bought sight-unseen myself; those sleepless “Did I just buy a money pit?” nights motivate me to over-document every corner for my clients.
5️⃣ “Who’s on your trusted team—lenders, inspectors, title pros—and why them?”
Real estate is a relay race; the baton passes through inspectors, appraisers, lenders, and closing attorneys. Ask for names, not titles. The best agents curate partners experienced with:
-
THDA Great Choice loans (zero-down options that keep cash liquid during your move).
-
Thorough inspectors who flag both major red flags and nit-picky drips.
-
Title companies that excel at out-of-state closings, so your wire lands without drama.
If an agent hesitates or sends you to Yelp, keep shopping.
